4220 Duncan, located in St. Louis’ Cortex Innovation Community, is a 182,000 sq. ft., five-story building designed for various uses.
It provides office and lab space for entrepreneurs, researchers, and tech-sector employees to work, collaborate, and unwind.
The building includes a two-story atrium lobby, restaurant, grab-and-go market, full-service health club, and both indoor and outdoor event and conference spaces.
Landscaped courtyards and proximity to a new light-rail station enhance its community connectivity.
The building houses notable tenants such as the Cambridge Innovation Center, Move by BJC, Boeing X, the Chocolate Pig eatery, and the region’s first Microsoft Technology Center.
Automatic Controls Equipment Systems Inc. (ACES) provided 4220 Duncan an advanced building automation system, Automated Logic’s WebCTRL©.
The building automation system helps optimize and control critical equipment within the building including:
- Control of four large rooftop units
- Management of 272 VAV boxes for precise climate control
- Power metering for tenant billing
- Building pressurization control
- Monitoring of emergency power systems
Achieving LEED Gold certification, 4220 Duncan demonstrates a strong commitment to environmental stewardship, with energy-efficient systems reducing energy consumption and operational costs.
